HUNTINGTON AT KINGS RIDGE
NEIGHBORHOOD ASSOCIATION, INC.


ARCHITECTURAL GUIDELINES/APPLICATIONS:
You must get approval if you wish to make any changes to the exterior appearance of
your home and/or property. Two approvals are needed. The first approval is from the
Huntington Neighborhood Architectural Review Committee and the second approval is from the
Kings Ridge Architectural Control Committee.


 For simplicity, Neighborhood Architectural Review Committee will be referred to as the NARC.
 The Architectural Control Committee will be referred to as the ACC.

The ACC was established while Kings Ridge was still being developed. That committee
formulated a set of guidelines that cover any changes to the exterior appearance of your
property. A neighborhood may include more stringent guidelines using Kings Ridge
guideline as the basis. Over the years Huntington has adopted some more restrictive
guidelines, please check the Huntington website for amended guidelines.

Application Process before you start to make any changes to the exterior appearance of
your home and/or property:


1. Go to the Clubhouse and obtain an application form. They will provide the
application and guideline.
2. Fill out the application completely, including all required documentation.
Missing information may slow down the approval process.
3. A member of the Huntington NARC will be happy to assist you with the details

4. Return the completed application with required documents to the Clubhouse.
5. The Clubhouse will give the completed application with required information to
the Huntington NARC for review. The committee will review your application
before sending it onto the ACC committee for their review and approval.
6. The ACC will finalize approval of the application and return it to the clubhouse.
7. After both of these committees have approved your application, you will be
notified by the Clubhouse. Now you may have the work done.

This approval process could take up to 4-6 weeks depending on when the neighborhood
NARC meets. The Huntington NARC meets twice a month if needed, on the 2nd and 4th
Monday  of the month. Please try to get your application to the clubhouse by the Friday
prior to the meeting. In case of a real emergency, this process may be “Fast Tracked”.
There are several changes that can be made without obtaining approval from the NARC
and ACC. Please consult with a member of the Huntington NARC for more information.
A copy of the ACC Guidelines can be found on the Kings Ridge website under
Documents.

** Please note: When in doubt about any of the guidelines, pick up the phone
and call any one of the Huntington Architectural Review Committee members
listed above or the Kings Ridge Community Management Office. They will be
happy to help you in any way that they can.

ASSESSMENT FEES:

You will have two monthly fees to pay:

1. Kings Ridge Community Association/Clubhouse – (Leland Management) This
covers the expenses of running the recreation facilities as well as the common areas
throughout Kings Ridge. 2022 Current rate charge $173/month. No Increase same as 2021

2. Huntington Neighborhood – (Sentry Management). This covers cable/internet,
regular road maintenance, normal house painting within guidelines and land care
including but not limited to mowing, fertilizing and some irrigation repairs from the
valve in front of the homes up to the home itself. 2022 Current rate charge $191.00/month - Increase of $6.00 from 2021.

After your Title Company sends the proper paperwork to the Sentry Corporate
Office your coupons for monthly assessments will be mailed to you. You can expect this
to take between 4-6 weeks.

HUNTINGTON BOARD OF DIRECTORS MEETING:
The board meets on the 3rd Thursday of each month at 3:00 p.m. All meeting notices are
posted on a sign at the entrances to the Huntington neighborhood. All Huntington residents
are invited and encouraged to attend.

WHO's WHO IN HUNTINGTON

The following information was effective as of April 2021. Please keep in mind that
changes do occur annually. The most up to date information will be shown on the
Huntington website. The annual meeting and election of officers is held on the 3rd
Thursday in April. At that meeting, residents interested in serving on the Huntington Board
are elected and assigned to a seat on the Board.

Kings Ridge Gate Access
Although we ask that you notify the gatehouse at least 24 hours in advance, there will be
times, such as a plumbing failure where the plumber will be at your house very soon.
Please do let the gatehouse know, so that they will allow them to enter. You can contact the Gatehouse by
dialing 352-242-5008 and leave a message.


Emergency Preparedness Information

Huntington has 187 homes and 10 Block Captains – and backup block captains. Each Block
Captain is assigned 17-19 homes in the neighborhood. In the event of an emergency
situation, when conditions are deemed safe, the Block Captains will be surveying the
neighborhood and your residence.

Please place your OK/HELP sign in a front window after an event. If you do not
have a sign, please ask for one. We will provide it.

Block Captains are not first responders in that they are not able to provide rescue or
medical services. They are good neighbors who will provide information and be
looking out for you after an emergency event occurs. Our purpose is to communicate
with first responders or your emergency contacts as situations may require.

Your information is confidential and will be used for no other purpose than for
emergency situations.


US Mail Boxes

You may have noticed that all of the homes in Kings Ridge, (except for the Whitehall
neighborhood) have a bar under the mailbox with their name and where they came from.
You are not required to have this information, but please do not paint over the previous
owner’s name. To remove it, please peel it off – some extra heat will make the job
easier. If you do want to have your name and where you are from, Call Classic Graphics
at 352.394.8775. For a relatively small fee they will come and remove the previous
owner’s information and put on your information. By doing it that way you will avoid
getting a letter that you are in violation of the requirements.


Nice to Know
  1. Trash pickup – Tuesday is trash day. You may place your trash at the end of you driveway after 5pm Monday and place back in your garage by the end of day on Tuesday.
  2. Lawn Watering Schedule – Tuesday and Friday evening.
  3. Lawn Mowing - Is performed weekly May - September and Bi-weekly October - April






Procedure to Request an Item to be placed on the Huntington Board Agenda

  1. Send an e-mail to the President and Board members requesting an Item to be placed on the Board Agenda
  2. Must send request via e-mail,  2 weeks in advance of the next scheduled Board Meeting
  3. Upon receipt of the e-mail the President will respond via an e-mail, to the requester within 2 days, informing them of receipt of request
  4. The requestor, shall provide as much information as possible regarding the Agenda Item, to include but not limited to:
  5. a - nature of request
  6. b- references, contacts regarding the Agenda Item
  7. c- estimated cost to the Huntington Board associated with the Agenda item, if applicable.
  8. d- Benefits to the Huntington community of Agenda item.
  9. e- Examples of the Agenda item, if applicable.

Procedure to have SECO Electrical Boxes CLEANED (DLU 12-30-2021)

Individual residents of Kings-Ridge,  SECO customers may request SECO to have their Electrical Box cleaned.

Simply login to your SECO Energy Smart Hub and contact customer service,  or directly via e-mail at customerservice@secoenergy.com

Provide them with the number located on the box(s) in question. Botta-Bing, Botta-Boom 

NOTE: Maintenance of any of SECO Energy’s boxes is the sole responsibility of SECO only. Do not attempt to clean the boxes yourself.

We are excited to announce that through this new online platform, ALL one-time and automatic recurring payments made by e-check (ACH) from your bank account are now FREE. Payments made by major credit and debit cards will have a nominal fee.

Important: Please note that if you make payments online through our previous online payment provider, RevoPay, your account and any automatic payments set up through this platform will be disabled on December 15, 2021. We will also be cancelling our legacy in-house Autopay program as of December 31, 2021. To continue making payments online, you will be required to activate your account with our new payment provider, ClickPay, on or after December 15th in order to avoid a disruption in your current payment schedule. If you choose to pay by paper check, money order, or through your bank's Online Bill Pay feature, you will be required to send your payments to our new mailing address provided to you.
No action is necessary at this time. You will receive further notice via email with detailed instructions on how to activate your new account on December 15th. You may View A Preview of the email that you will be receiving with information regarding the upcoming payment changes.

Unexpected Wildlife roaming through different areas of Kings Ridge

 Dear Residents,  There are reports from time to time of unexpected wildlife roaming through different areas of Kings Ridge. Please be aware that the Master Association’s responsibility to the community is to monitor all common areas of the master community.  Should a nuisance animal be located on any association property a trapper would be contacted to trap and relocate it to an appropriate area.   The neighborhood’s responsibility is to monitor any common areas of the neighborhood.  Should there be an incident involving the same on an individual resident’s property, it is the responsibility of the individual property owner to take all actions necessary to have the animal removed if it is a nuisance animal on their property.  Neither the Master Association nor the Neighborhood Community Association can set up and monitor traps on individual residential properties. It is important that everyone be aware that there is wildlife everywhere and everyone should use caution when taking walks outside in the early morning and late-night hours, especially when they are walking small dogs.  It is extremely important as well to not allow any animals, whether it be dogs, cats, etc. to roam free.  It is State law that pets should be leashed and always within the owner’s control.

As a result of the current CDC recommendation and Lake County being identified with high transmission rates, Kings Ridge guidelines while in the Clubhouse are as follows:   While using the facilities: 
  • Masks are required for all Clubhouse Staff and Vendors.  
  • Masks are highly recommended for all Residents and their Guests.  
  • Residents who have not received a vaccine should continue to adhere to CDC’s preventative measures - wear a mask and maintain physical distancing (6-feet).  
  • Unvaccinated Guests are discouraged from entering the Clubhouse.  
    By entering the Clubhouse and using amenities, you agree to take all responsibility for your own health and voluntarily assume all risks related to exposure to COVID-19.

Speed & Safety on Kings Ridge Roads

Kings Ridge roads were not built to accommodate speeding cars, electric bikes, 16 speed pedal bikes and golf carts that now reach speeds of 30 mph. Sidewalks are for walking not bikes or golf carts and are so marked. STOP Signs mean STOP. Many who operate cars, bikes, golf carts seem to forget the rules of the road apply to them. · The maximum speed limit on Kings Ridge roads is 25 mph.· Gates are for Residents’ protection and are meant to deter entrance of unauthorized vehicles· Gates are not to be circumvented by those who do not want to use main gate or residents who “assist” by misusing a gate pass or by passing with bicycles on sidewalks at Danbury Mill or “squeezing” through other entrances.· Golf carts are not toys for underage children to operate, bicycles are for a scenic ride, not the Tour de France and walkers need to adhere to wear reflective or light-colored clothing when walking where sidewalks are not provided. All that being said and said for the safety and protection of residents and guests, common sense this time of year seems to have been forgotten and these simple rules not being followed unfortunately is a recipe for a serious accident. As you may have noticed we do have increased patrols by Clermont PD for security and visibility purposes and not traffic violations. This comes down to a simple request: SLOW DOWN and abide by the rules of the road. Let’s avoid accidents that are entirely avoidable by using COMMON SENSE. KRCA Traffic Safety Committee

URGENT REMINDER: Rules of the Road

‘Tis the season for families and visitors, and also the time for another reminder that the rules of the road apply to all roads within Kings Ridge.

A valid driver’s license is required to drive any motor vehicle, and the minimum age to drive a golf cart is 14 years old. We are seeing many young children and even toddlers behind the wheel of golf carts and cars.

For everyone’s safety and to keep the Holiday’s happy and healthy, please adhere to all rules of the road.
